Leasing Strategies: Similar to Disposition, our highly trained agents take a “strategic” and “scientific” approach to developing a leasing plan to the property as there is not one way to lease a property. We implement a direct marketing strategy using the latest leasing software programs which will show product and service needs of the community and submarket. In addition, our team members have also integrated Social Media into our marketing efforts and make the property highly visible to other commercial agents, owners, and users of commercial property. Again, ongoing Client Communication is instrumental to a successful leasing program.
Local & National Property Listing Database: Our firm believes that maximizing exposure to properties will bring the highest price. We invest in the highest level of technology available and in doing so we subscribe to most all local and national property listing databases. Our subscriptions include CoStar, Loopnet, and Catalyst. We also subscribe to a national database of over 200,000 investors who purchase commercial real estate. In addition, we leverage the associations we are active in including CCIM Institute, Institute of Real Estate Management (IREM); BOMA and International Council of Shopping Centers (ICSC).
1031 Tax-Deferred Specialty: Our firm’s principal has a great deal of experience in helping 1031 Buyers through this difficult and time consuming process. Because of the time constraints in meeting the IRS’ time frame, it is necessary to be very diligent and strategic on which projects you chose to put under contract. The 1031 process should ideally start prior to the selling the “relinquished” property. Our firm understands that when we accept a 1031 assignment that they are dedicating themselves to finding investment options at a rapid pace. Buyers should only use investment property brokers who understand the 1031 process. Usually there are 100s of thousands of dollars at stake.
